Pulte Homes - A Stalwart and a Powerhouse - and Their Approach to This Market.
Pulte Homes is known for their quality. How are they staying relevant in Las Vegas? Let me show you...
Pulte Homes. They built where my family’s memories are currently being made. Every night when my eyes see the inside of my eyelids for hours at a time, it is within the confines of a Pulte Home. Personally, I have the peace of mind that any catastrophic event not due to an earthquake or a meteor crashing will stay at minimal odds of occuring. Anytime our toddler slams any door, it won’t be noticed by any neighbor, no matter the hour. At least to us, that is all we need to make sure the calamity caused in our casa is confined. We would hate to know that our neighbors are disrupted by it, and we would hate to know that we got the house version of a “lemon.”
As part of this newsletter and content, it would have been foolish to omit their developments. Even my trusted home inspector ranks them at the top of his list. They were among the first to really emphasize energy efficiency, as well as openness in the floor plans. A commitment to quality construction and innovative design is what has allowed them to play a significant role in shaping residential communities across the country, offering a range of home styles to meet diverse customer preferences. And that continues today - it’s impossible to fall out of relevancy with that approach.
Enter Valridge at Skye Hills.
Situated in the Northwest of Las Vegas, a short hop from 215 beltway, it is one more impressive new home offerings in terms of value. As of the date of this post, the entry starts at $581,990. Much lower than some neighboring developments, it is a starting point full of value, knowing the aforementioned commitment to quality construction.
The Models
Modeled are the Tivoli and Sanremo plans. Tivoli is in the ballpark of 3,440 square feet with 4 bedrooms, 3.5 bathrooms, and a 3 car garage, beginning at $638,990. The Sanremo is in the ballpark of 3,104 square feet, with 2.5 baths, and a 3 car garage, beginning at $617,990. Not much difference in utility, more of a matter or personal preference between both models. The plan not modeled is the Palermo at 2,806 square feet, 3 bedrooms, 2.5 baths, and a 3 car garage, beginning at $581,990.
What to make of this?
Currently, perks such as rate buydowns change with all builders on a daily basis. Given that the Federal Reserve has announced encouraging news about interest rates, we have already seen evidence that the forthcoming tsunami of buyers waiting in the wings will happen. If you are considering buying a new home, and you don’t know where to start, a free consultation with a seasoned agent is a must. For any inquiries, please call or text at 702-340-2678. Who you work with matters, and you don’t want to leave anything on the table when negotiating with the builder. Representation with the right agent is paramount to mitigating any feelings of buyer’s remorse. Don’t do it wrong the first time. 702-340-2678.
