Elkhorn Grove by Toll Brothers - The Sentinel and Regalia Collections

What do they offer? Is it worth your time to visit?

What prompts someone to move to Las Vegas? You might say the weather, the endless entertainment options, or its proximity to many natural marvels. Some move here strictly because their jobs incentivized relocation to Las Vegas. Given that we have been in a shortage of inventory that has lasted in what seems like forever, what does one do if they have a large family? Sure, for those that have a smaller family, condos could even be an option. But you know the homes are out there, but you don’t want to mess with homes that could have been improperly taken care of, or that seem dated with no effort from previous owners to revitalize and keep them up to date. You have the means to still want to have input into what design goes into your Las Vegas home, your home for the foreseeable future. You want ZERO buyer’s remorse, and you know it would just eat at you to concede to someone else’s upgrades from years past. Where do you even begin?

Enter Toll Brothers (again).

I visited the Elkhorn Grove community (Decatur and Elkhorn) and as of this post, the community offers the following:

  • Turn around time from dirt lot to finished home in 10-12 months

  • HOA fee of $80/m

  • Zoned for Kay Carl Elementary, Anthony Saville Middle School, and Shadow Ridge High School

The location of the community is on the north end of the Las Vegas Valley. There are sweeping views of the mountains. Though views are never guaranteed, if you move here from somewhere flat, the novelty of seeing mountains any time you go anywhere (grocery store runs, other errands, etc.) will never cease to impress. I moved here from Illinois 23 years ago, and I still am caught off guard by how magnificent the mountains are. They are very striking, and are at the most random moments. Sometimes, social media users will alert you of an amazing sunset, or other fleeting moments of beauty other locales just don’t have. This community has the potential for such moments.

The models

Elkhorn Grove is divided into two collections - Regalia and Sentinel. Regalia being the single story homes, Sentinel being the two story homes. Modeled are Bello and Galante for Regalia, Rubino and Vanto for Sentinel.

Bello features 3-4 bedrooms, 3-4 full baths, 1 half bath, a 3 car garage, and 2,982 square feet. As is the case with Toll Brothers, the impression jolts you upon front door entry, attributed to a bright and open design. Building from the ground up, you have the choice of either a dining room or an additional bedroom. Opulent primary suite with dual closet option. And a very spacious covered patio. What words come to mind when I recall the Bello? All of the very descriptive positives that one would accuse me of using a thesaurus for. If you invite a enough people over, it won’t be long until someone is jealous of your Toll Brothers home. No matter what becomes trendy in the future, as long as wide open spaces don’t fall out of favor, the bones of the Bello will allow you to modify it to keep it modern no matter what. Beginning at $741,995 as of the date of this publication, $248 a square foot is quite a valuable figure considering everything that is included.

Galante features 4 bedrooms, 3 full baths, 1 half bath, a 3 car garage, and total living space of 3,100 square feet. Prominent open great room and kitchen. Flex space great for optional dining room or home office. Luxurious primary suite and bath with spectacular walk in closet. A 20 foot wide covered patio. What can be said about the Galante? The Galante inspires others (like me) to rise to the point to where I can purchase one for my family. Though we are happy where we are at and it is only 3 of us, I can see how if we have other family members move in with us no matter the circumstance, this would be what I would consider an ideal home. Entertainment, hospitality, and hosting all have a place in the Galante, as evident by its seemingly never ending counter space, and gathering spots throught. You envision your own gatherings when walking through, right down to who stands where. This can be yours (and ours) beginning at $752,995 as of the date of this publication.

The two story Rubino from the Sentinel collection features 4-5 bedrooms, 3-4 full baths, 1 half bath, 3 car garage, and 3,556 square feet of living space. Being that the Sentinel is the 2 story collection, the Rubino makes quite the impact with a height 20 feet of ceiling foyer entry. The kitchen with abundant counter space opens to an airy great room. The primary suite was built with decadence in mind, and features a bath with dual walk in closets. The Rubino is a home with an aesthetic that is seldom found in Las Vegas. Ubiquitous stucco and Spanish tile is what comes to mind when one thinks of residential Las Vegas real estate. Even though both are used in these Toll Brothers models, the architects and designers were not content just having these homes look like everything else out there. The aesthetic appeals to those who yearn to have a home that reminds them of midwestern architecture, or from the East coast. The Rubino, for all of its value, starts at a modest $696,995.

The last model in the Sentinel collection is the Vanto. 5 bedrooms, 4 full baths, 1 half bath, 3 car garage, and 3,971 square feet of living area. For those who command the space. If you call the Vanto your home, you are no doubt accustomed to a fast paced daily life. You can hear the pitter patter of small feet going up and down the stairs as you walk through the Vanto. Available with an optional multi-gen suite, it also can accommodate the independent young adult, or the older family member you look to for guidance - without forfeiting their own privacy. They will find the rest of the home appealing aside from the multi-gen suite, due to the expansive great room and kitchen with adjacent flex space. The large covered patio. It’s so cliche to say that the Vanto will be where you make your memories. With 5 bedrooms, it may instill a sense of chaotic fullfillment. But isn’t that what keeps us all going? At least you’ll have the back yard to yourself before everyone wakes up. One can look at the back yard starting at $761,995, and the rest of the home comes free. You’ll be able to have those quiet mornings by yourself there, and it will be well worth it.

To reserve a home site, you need $1000 for a 5 day reservation period to allow for loan pre-qualification and structural options selection. Refundable only during reservation period.

Deposit requirements:

  • Ernest money deposit (EMD) 5% of base price (both conventional and cash).

  • Lot premium - 20% of premium due at contract signing.

  • Structural options selection - 20% due at contract signing.

  • Any options purchased over 35% of the base sales price will require 100% deposit.

Pre-qualification:

  • Must submit a full loan application to Toll Brothers Mortgage and obtain loan commitment within 45 days of agreement date. However, any lender may be used to complete home purchase.

  • Cash purchase requires completion of Home Buyer Questionnaire and proof of funds.

Design Studio Process:

  • Initial virtual consultation with your Design Consultant must occur within 14 days from purchase date.

  • All Design Studio options must be finalized, signed off on, and paid for by 30 days from purchase date.

Elkhorn Grove has shopping within 2 miles, as well as freeway access on the 215. 17 miles to Nellis Air Force Base, and 35 to Creech Air Force Base. Traffic is not usually as bad as other parts of Las Vegas, no matter the time of day. Elkhorn Grove is definitely worth your visit, and should not be passed up if you are considering buying a larger home in Las Vegas.
